Charda is a lovely village, around 15 minutes drive from Yambol town. The village has very easy access to both the coast (an hour away) and the capital city of Sofia (3 hours away). Charda has several small shops and “bars”. The skip bins are emptied regularly. It is a small friendly village.
The villa is fully insulated and has wood pellet central heating (brand new so under guarantee). It is double glazed throughout, with a huge loft area for storage.

Rental Terms & Conditions
Short Term Rental
Mainly offered for Coastal property (prices are fully inclusive but may vary depending on property. All prices are detailed on main page for each property), Short term rental also occasionally available for some of our rural properties from 200 lev per week fully inclusive.
Deposit is required on booking – normally 25% of rental price. Breakages & cleaning when over normal requirements may be charged.

Long Term Rental
Minimum rental - 12 weeks, Maximum rental - your choice!
Deposit is a month's rental and is required on booking. Your rental will run from the agreed start date of your rental. At this point we will also ask for your passport number, telephone number, full name & online contact information.
Rental is paid monthly in advance and is due the day you move into your chosen property. Internet is payable direct to supplier – details will be supplied. Payment for utility bills is collected with the following month's rent, receipts can be supplied if required.
All utility bills are payable on top of rental price quoted and are recharged at cost.
Well behaved pets are welcome, however I do appreciate it if you can keep them under control. Any damage, redecorating or extra cleaning that needs to be done due to your pets will be recharged.
Notice to Quit
Notice to quit of 4 weeks is required on either side – landlord or tenant. I can be flexible for this on rentals of 6 months or more.
Bed linen, duvets & towels can be supplied if required – just ask.
A rental contract in both English & Bulgarian can be supplied at a cost of 50 lev.

Rent to Buy
Some of the Sale Property can be purchased on a Rent to Buy basis - normally if it is this is shown next to the property price.
Terms & Conditions are down to the individual sellers but I have itemised the usual terms as follows:
1. The Sales Price is as stated i.e. there is no added interest.
2. All sales Fees are paid by buyer - notary, sales tax etc. depending which way seller decides to go this may be due on paying deposit or after final payment. If via contract route then due when final payment is made and title deed signed over or if via Title Deed only due on paying deposit and buyer receiving Title Deed.
3. Deposit is negotiable between 10-50% of sales price
4. Remainder of sales price is payable in equal monthly installments over a term between 2-5 years.
5. Failure to pay monthly installments for 3 months results in property reverting to seller with all money paid to that point being forfeit.
6. Buyer receives Title Deed on payment of deposit, with all terms & conditions agreed detailed on the Title Deed.
7. Any repairs, utility bills, internet subscription etc. are the buyer's responsibility as soon as deposit is paid.
