The Villa, Charda (Yambol area)

Charda is a lovely village, around 15 minutes drive from Yambol town. The village has very easy access to both the coast (an hour away) and the capital city of Sofia (3 hours away). Charda has several small shops and “bars”. The skip bins are emptied regularly. It is a small friendly village, with only a couple of British families already settled.
The villa is fully insulated and has wood pellet central heating (brand new so under guarantee). It is double glazed throughout, with a huge loft area for storage.
It is furnished to a good standard, so ready to move into. The garden has fruit trees and vines, and is also fully fenced in for animals. There are storage spaces outside for garden tools, as well as off road parking.
The Villa has 2 bathrooms one on the ground and the other on the first floor.
As you enter through the front glass doors there is a well appointed fully fitted kitchen. It has a fridge, a freezer, a washing machine, a cooker and hob (gas bottle is stored outside in insulated box). Off the kitchen is the dining room with dual aspect windows making it light
From the dining room there are stairs up to the first floor and a short hallway into ground floor lounge.,
The lounge is a delightful, large family sized room. It has doors opening out on to a terrace area, ideal for sun worshiping, and the garden. The lounge also benefits from a log burning fire when the weather gets cooler.
The ground floor bathroom has a bath with overhead shower, sink and toilet. It is fully tiled and has a water boiler.
Main Bedroom has duel aspect windows and a door opening out onto a balcony. It has a large double bed, two bedside cabinets, a triple wardrobe and a chest of drawers.
Bedroom 2 is a small double room with a door leading out onto the joint balcony from the main bedroom.
Bedroom 3 at the moment you walk through this to get to bedroom 2, however, we are installing a walk way through to separate the two rooms. This has a window looking out on to the back garden and lovely open views.
To be installed … the shower room (not wet room) will be approx. 1.5mts by 3mts, with a shower, toilet, sink and boiler.
This is attic space at the moment. There is plenty of room to build a large double room with en-suite if required.
